The Energy Performance of Buildings (Certificates and Inspections) Regulations (Northern Ireland) 2008 aim to improve the energy efficiency of buildings in Northern Ireland. The regulations require that buildings are assessed for their energy performance, and an Energy Performance Certificate (EPC) is issued. The EPC rates the energy efficiency of a building on a scale of A to G, with A being the most energy-efficient and G being the least. The regulations also require that air conditioning systems are inspected and regularly maintained to ensure they are energy-efficient. The regulations apply to all buildings in Northern Ireland, except for some exempt buildings such as places of worship or temporary buildings.
The Energy Performance of Buildings (Certificates and Inspections) Regulations (Northern Ireland) 2008 require evidence to be provided in the form of an Energy Performance Certificate (EPC) when a building is constructed, sold, or rented. The EPC assesses the energy efficiency of a building and provides recommendations for improving its energy performance. The regulations also require evidence of air conditioning inspections and regular maintenance to ensure their energy efficiency. The evidence must be provided by qualified and accredited assessors and inspectors. The evidence must be kept for 3 years for residential properties and 7 years for commercial properties.
There are some exemptions to The Energy Performance of Buildings (Certificates and Inspections) Regulations (Northern Ireland) 2008. These include:
1. Buildings that are to be demolished
2. Buildings used for religious worship
3. Buildings with a total useful floor area of less than 50 square meters
4. Certain temporary buildings with a planned time of use of 2 years or less
5. Industrial sites, workshops, and non-residential agricultural buildings with low energy demand
6. Stand-alone buildings with a total useful floor area of less than 250 square meters that are not dwellings
7. Buildings that are not frequently visited by the public and have a total useful floor area of less than 500 square meters
8. Residential buildings that are intended to be used less than 4 months a year.
However, some of these exemptions have conditions that must be met to qualify for them. It's recommended to check the regulations for the specific conditions and requirements for each exemption.
